Compare sauna and cold-plunge proposals using installation scope, utilities, servicing, replacement parts and downtime.

Two sauna or cold-plunge proposals are not comparable if one includes controls, delivery, installation and training while the other only lists a unit. Build a total-cost-of-ownership comparison over the same period and intended operating schedule.
Costs can fall between supplier and contractor packages: electrical panels, cable routes, waterproofing, drainage, site access and service clearances. Identify who supplies and installs each item before selecting a proposal. An unspecified cost is unknown, not zero.
| Cost group | Request in the proposal | Comparison basis |
|---|---|---|
| Unit and controls | Model, quantity, functions and exclusions | Same intended use |
| Delivery and installation | Delivery boundary and site work | Same site and access |
| Utilities | Power, water and ventilation needs | More than nameplate power |
| Service and parts | Components, procedures and support | Same analysis period |
| Downtime | Failure response and access consequences | Same guest-service commitment |
| Training and handover | Documents and staff capabilities | Clear acceptance criteria |
For arithmetic only, an average measured load of 4 kW operating six hours daily for 30 days uses 4 × 6 × 30 = 720 kWh monthly. Apply the property’s effective electricity rate to estimate the charge. The 4 kW assumption is not a heater-sizing recommendation, a cold-plunge specification or a consumption promise.
Average load differs from maximum rated power. Warm-up, door opening, ambient conditions, insulation, room volume and controls affect use. Harvia explains that room volume and construction materials influence heater selection. Follow the selected model’s instructions and technical review; do not size equipment from this cost example.
Ask whether key components can be removed without dismantling finishes, who performs routine checks and what the guest offer becomes when a unit is unavailable. Low-cost parts have little value if they cannot be sourced or installed promptly. Product warranty and full-facility servicing are different commitments.
For a cold plunge, request the selected supplier’s system drawing and maintenance requirements. Commercial duty, water-quality management and cleaning responsibilities need to be explicit. A product photograph does not demonstrate suitability for hotel operations.
Compare complete initial cost, operation over the selected period and expected maintenance and replacements. Record unresolved costs openly. Keep cash costs and downtime exposure visible so the owner can judge the trade-off.
Continue with equipment selection and the existing-property survey. 5 Elements discusses specifications, sourcing and operating preparation for the project. Prices follow the defined scope.
