An illustrative commission calculation for architects, property brokers and villa managers introducing a sauna and cold-plunge project.

Imagine a villa manager introducing an owner who wants a sauna and cold-plunge wellness zone. If the agreed commission basis is a Rp220,000,000 client invoice and the agreed rate is 5%, the arithmetic gives Rp11,000,000.
This is a hypothetical calculation, not a wellness-zone package price, a guaranteed income or evidence of a completed transaction. 5 Elements describes its typical referral commission as averaging 5% of client invoice value. The actual rate and calculation basis belong in the project agreement.
| Stage | Partner role | Company role |
|---|---|---|
| Identify need | Establish purpose, location and decision-maker | Review initial fit |
| Record referral | Obtain permission and confirm registration | Explain referral status and terms |
| Discuss project | Make a factual contextual introduction | Define design, equipment and delivery scope |
| Agree terms | Confirm the commission basis in writing | Provide the project proposal and agreement |
| Reconcile | Review the agreed calculation | Confirm applicable value and payment |
If Rp220 million is the full agreed project basis, 5% gives Rp11 million. Where a client pays in stages, entitlement and the amount payable at each stage need their own terms. Invoice value, deposit value and funds received are not automatically identical.
Do not assume payment occurs the day after a deposit. Settle timing, eligible invoice components, order changes, cancellation and tax handling before relying on a referral as income. This example does not establish a payout schedule or tax policy.
A relevant introduction can arise while an owner is selecting villa amenities, defining a hotel concept or reviewing underused space. The partner need not size a heater or design an installation. A valuable first contribution is to introduce a real need and the person authorised to discuss it.
For example: “The villa-complex owner is reviewing a shared facility and wants to compare sauna and cold-plunge options. Plans are available and they are happy to be introduced.” That context is more useful than an unexplained contact list or a claim that a sale is certain.
